Do North Guwahati Bridges Impact the Region's Real Estate Growth?

Bridges are the symbols of growth, urbanization, and cultural exchange between two places. They connect two people along with everything they convey. So, bridges have been important for society and development.

North Guwahati Bridges are perfect examples showing how connectivity can change the entire landscape of a place. Without these bridges, you can't even imagine North Guwahati as it is today. The older Saraighat Bridge over Brahmaputra has been the history itself, - the history of growth and movement.

Here, we'll discuss how the Guwahati-North Guwahati bridges are contributing to the overall growth of North Guwahati, with a particular focus on its real estate sector.

Why Bridges Are So Significant in North Guwahati?

North Guwahati is an integral part of the Guwahati city. But, the noticeable thing is that it is completely separated from the mainstream city by the mighty Brahmaputra river. In such a scenario, Guwahati’s bridges over the river connecting it to North Guwahati bear remarkable significance.

The region conveys great historical and cultural significance from ancient times. The historical, cultural, and religious monuments have been crucial sources attracting visitors to the region from older days. However, without the bridges, connectivity between the two regions would have been quite limited.

The existing and the under-construction bridges connect this part of Guwahati with the mainstream city. Thus, they have been a remarkable factor in bringing constant growth and movement to the region. This movement and connectivity leading to that growth has made North Guwahati counted beside the main city.

There is another aspect of the story too. It is vivid that the North Guwahati bridges over the Brahmaputra connect the region to the Guwahati metropolis. At the same time, they also connect other lower Assam districts with the state capital.

Existing Guwahati-North Guwahati Bridges

A few years back, the Saraighat Bridge was the only roadway connecting Guwahati to North Guwahati by connecting Jalukbari to Amingaon.

However, to solve the high traffic issue in the city, expand the city to its north bank, and plan the growth of the Guwahati metropolis, the government decided to build two other bridges over the Brahmaputra at two different ends of Guwahati. One of them connects Panbazar and North Guwahati. The other connects Palashbari to Sualkuchi.

Let's discuss all these Guwahati bridges elaborately.

The Saraighat Bridge

The Saraighat Bridge is legendary. It is named after the historical place where it was built and inaugurated. The place holds the glorious history of the renowned Ahom general Lachit Borphukan defeating the Mughals in the 1671 battle.

It is a rail-cum-road bridge over the river Brahmaputra. The construction of the bridge was completed in September 1962. This bridge significantly connected northeast India with the rest of the country. A second bridge was constructed side by side with the first bridge, which was inaugurated in January 2017.

Till now, the Saraighat Bridge has been working as the main junction for roadway connectivity. Before this North Guwahati bridge, waterways were the only means of transportation between Guwahati and North Guwahati.

During the British rule in Assam, commerce was accomplished in two steps. First, materials like tea, coal, etc. were transported to the river banks by train, and then these were sent to other places through ferries.

The construction of this historical bridge made things much more convenient and faster. Along with better potential in commerce, the completion of the bridge also attracted certain other things. The Indo-China War is a good example of this fact, which broke out immediately after the inauguration of the Saraighat Bridge in 1962. Although this was something disastrous to happen, it clearly shows the significance of this bridge in the history of Guwahati as well as the entire state.

The Panbazar-Amingaon Bridge

This is an under-construction project for a bridge-cum-road across the Brahmaputra connecting Guwahati to North Guwahati. The construction of this Guwahati-North Guwahati bridge started in August 2019. It is projected to connect the two points of Panbazar-Bharalumukh in Guwahati and Amingaon in North Guwahati. According to the plan, the bridge will reach the national highway at Gauripur.

This bridge is planned in a very luxurious way. It is a six-lane bridge constructed using high-tech practices. It is expected to reduce the distance between the two regions substantially. As anticipated, it will take only 10 minutes to cover the distance between the two regions after completion.

The bridge covers a distance of 8.4 km across the river. However, the main portion of the bridge covers a length of 1.24 km. This bridge, involving a budget of 2,608.68 crore rupees, is expected to be completed by this year (2024). As PWD sources reveal, this is going to be the longest extradosed bridge after completion.

Once functional, this Guwahati Brahmaputra bridge is expected to extend the city up to its northern bank. It will also solve the notable issues of communication and greater time requirements between the Guwahati metropolis and North Guwahati.

The Palashbari-Sualkuchi Bridge

This is another ongoing project, which aims at bringing the north and south poles of Guwahati together. The commencement of this four-lane extradosed PSC bridge is marked in April 2023. The bridge is planned to cover a distance of 12.21 km, which connects Palashbari and Sualkuchi over the Brahmaputra.

The total estimated cost of the project is rupees 3197.20 crores. It is expected to be completed in 48 months. The contract for its construction is awarded to Larsen & Toubro Limited (L&T).

The New Development Bank (NDB) is financing 80% of the cost of this project. As NDB states, this Guwahati-North Guwahati bridge "will provide direct connectivity between Palasbari and Sualkuchi towns in Kamrup district, providing a diversion for regional and urban traffic to bypass the central business district area of Guwahati." The project will connect the LGB International Airport directly to Assam's textile hub Sualkuchi.

How North Guwahati Bridges Are Working as Growth Factors for its Real Estate Marketplace?

Till now, the Saraighat Bridge has been working as the only connecting point of North Guwahati to the main city.

Still, a huge transformation has occurred in the region since that single connecting medium was inaugurated. Urbanization entered North Guwahati and roadway infrastructure got improved. At the same time, several important institutions were established in the region, which again increased the stream of people to the area.

As a result, demand started growing. Gradually, the region started becoming an important industrial hub of Guwahati. Construction of residential and commercial buildings surged.

In such a scenario, the completion of the other two Guwahati Brahmaputra bridges will speed up the process of growth by multiple times. By solving the mass issue of longstanding connectivity, convenient travel and transporation facilities will considerably increase the movement graph between the two areas.

As a result of reduced distance and saved time, the opportunities which were still hiding behind the veil of inadequate infrastructure will start to be unveiled.

While the city gets extended to its northern shore, more work and opportunities will be created at that part. As a result, the real estate demands will be really high. Like the Guwahati metropolis, the northern part of it will also see skyscrapers ruling the area. Projects like the lavish Trinity Business Park, Arya Arcade, Arya Smart Living, etc. have already started the journey.

The infrastructure and real estate developments following the functionality of the Saraighat Bridge prove that the bridge connecting two separated regions means a lot for the overall development of the areas. The rest is a golden prospect that will come to view once the construction processes of the two new North Guwahati bridges are completed.

Conclusion

Bridges are symbols of connectivity and movement, along with the resulting growth. North Guwahati is rapidly growing as the bridges connect it to the Guwahati metropolis.

But, do you think that growth would be entirely impossible without these bridges? No, growth would still have been possible without these bridges.

Then, what is the point of these highly expensive constructions?

Well, the point is that growth would still have been possible without these Guwahati-North Guwahati bridges. But, it would have been remarkably slow.

And see what wonder this connectivity has done with this northern part of Guwahati! This has awakened it from its age-old rural sleep to the light of urbanization. Today, opportunity, convenience, comfort, and luxury are waiting there to serve you.
